Menkes Developments and QuadReal Property Group have envisioned Festival in South VMC as a new master-planned community, the largest of its kind in Canada. This mixed-use project will offer a selection of townhomes and condominiums, open-air promenades, green spaces and parks, and retail stores.

The complex will consist of 4 distinct residential towers: a 60-floor tower with 656 units, a 46-floor tower with 592 units, 55-floor tower with 614 units on the west side, and a 40-floor tower with 514 units on the south. Each tower will sit on a podium ranging between 2 to 6 floors and housing retail and amenities spaces. A retail-lined courtyard sits at the south end of the site. Street-level retail spaces will run along the north-south pedestrian border opening up to a large shared green space stretching over 74,000 square feet. Underground parking with 1,900 spaces 4 separate vehicle accesses is also proposed.
